Why Your AC Isn't Cooling (And What To Do About It)

I get this call more than any other during Nashville summers.

"Matt, my AC is running but it's still 80 degrees in my house."

It's one of the most frustrating things a homeowner can deal with — especially when it's humid and the heat index is pushing triple digits. You can hear the system running. You just can't feel it working.

Here's the honest truth: Most of the time, the fix is simpler than people think. Let me walk you through the most common reasons your AC isn't earning its keep and cooling your home properly.

1. Your air filter is clogged

This is the number one cause I see — and it's almost always overlooked. When your filter gets clogged with dust and debris, your system can't pull enough air through to cool your home. It runs constantly, works twice as hard, and still can't keep up. Imagine trying to run a marathon with a wet rag over your mouth and nose and you get the idea. 

Check your filter first. If you can't remember the last time you changed it, that's your answer. A basic filter should be replaced every 30–60 days in a Nashville home, especially if you have pets.Good rule of thumb- if its filthy dirty, replace it. 

2. Your refrigerant is low

Refrigerant is what actually cools the air in your system. If you have a leak, your AC will blow air — just not cold air. Its just move room temperature air around youre house. Signs of low refrigerant include ice forming on the outdoor unit, hissing sounds, or warm air coming from the vents.

This one needs a licensed technician. Refrigerant isn't something you add yourself — it has to be handled properly and the leak needs to be found and fixed.

3. Your outdoor unit is dirty or blocked

Your condenser unit — the big box outside — needs airflow to do its job. If it's packed with grass clippings, dirt, or overgrown bushes, it can't release heat properly. Give it at least two feet of clearance on all sides and gently rinse the fins with a garden hose once a season.

4. Your ductwork has a leak

If you've got an older home in Nashville, Brentwood, Franklin or surrounding areas, leaky ducts are more common than people realize. Cool air that should be going to your bedroom is escaping into your attic or crawl space instead. You pay to cool your attic. Your bedroom stays hot. Bad deal. 

If some rooms cool fine and others don't, leaky ducts are worth investigating.

5. Your system is just too old

If your AC unit is 12 years or older and struggling to keep up, it may simply be at the end of its life. Systems lose efficiency as they age — what used to cool your house easily starts falling behind. At some point, repair costs stop making sense and replacement does.Tough love, but true way too often.
