We sponsor private placement offerings focused on medical properties anchored by institutional-quality tenants including investment-grade healthcare systems, large physician groups, life science groups and other specialty medical outpatient facilities. Headquartered in Orange County, California, HPA Exchange was created by the executive team of Healthcare Property Advisors (HPA), an experienced, vertically integrated healthcare real estate owner, investment manager and operator.

Our Approach

HPA Exchange is focused on primary, secondary and select tertiary growth markets that exhibit strong operating fundamentals, stable health system eco systems, and a growing aging population with the potential for underlying rent growth and outpatient demand. We seek long-term triple net lease structures with annual rent escalations built in, and purpose-built facilities in locations with high barriers to entry. We leverage our national relationships for proprietary deal flow access with health systems and physician groups, as well as local and regional build-to-suit developers who seek to monetize assets through outright sale or sale-leaseback transactions. HPA invests in what has been a historically recession-resilient ambulatory medical asset class, as well as more niche specialty outpatient healthcare real estate that has proven to provide steady, long-term cash flows, rent stability and predictable occupancy patterns. HPA’s platform is vertically integrated, with a full scope of capabilities including real estate investment, management, construction and development services led by an executive team, each with 20+ years of experience in the medical/healthcare real estate sector. Principals of HPA have deep, well-rounded institutional real estate investment skills across property and construction management, asset management, equity and debt capital markets, and leasing and transaction management within commercial real estate.
