Q: Can you hold a place before I apply?

A: We are excited you are interested in renting one of our properties. Unfortunately, until your credit check, background check and application is processed, and the owner accepts your application, we cannot offer you the property.

Q: Do I pay first month’s rent and last month’s rent with my security deposit?

A: In Connecticut, it is illegal to request last month’s rent as part of the security deposit. The security deposit is retained for potential damage done during the occupancy of the property.

Q: How old do you have to be to apply?

A: All potential tenants above the age of 18 must apply to be considered for the property.

Q: Is the deposit refundable?

A: As long as the property is in the same or better shape as it was when you moved in and there are no other items to square up (oil for example), you will get your full deposit returned to you.

Q: Who needs a cosigner?

A: For each property, we have income and credit requirements. If you do not meet one or both of these requirements, the owner may require you to get a cosigner as a condition of offering you the property.

Q: You have a property I want to rent. How do I apply?

A: You can apply online here.

Q: How do I pay rent?

A: There are lots of ways you can pay rent. We offer payment options of check, money order, ACH transfer, credit card, and automated payment processing at partner retailers. You can pay online, send in by mail, drop off money in our lock box, or deliver payment to us by hand.

Q: I want to move out, but my roommate wants to stay. What do I do?

A: Unless you plan to move out during lease renewal, you are financially responsible for the duration of the lease. This means that if you chose to leave without telling us and the roommate is unable to pay full rent, both you and your roommates credit will be affected, and you will be turned over to collections. For this reason, you should inform us and work with your roommate to find a financially responsible roommate to replace you. As long as that person’s income and credit is acceptable, we will transfer you off the lease and the new person on, removing you from any financial liability or impact to your credit.

Q: My lease expiration is coming and I want to move out. What do I do?

A: Per the terms of the lease, if you intend to move out at lease expiration, you must give at least forty-five days advance written notice.

Q: Who is responsible for paying for repairs & maintenance requests?

A: In most cases, the owner is responsible for paying for repairs and maintenance requests. However, when the repair is due to damage by tenant or tenant’s guests through misuse or neglect, the cost of repair will be charged back to the tenant.

Q: Do you allow pets?

A: Many of our properties are Pet Friendly, but it is an owner decision if pets are allowed. When allowed, your pet must be one year of age or older, have had health checks and shots, and be spayed or neutered. You will have to sign a pet addendum as part of your lease and typically are asked to pay a monthly pet rent. The fee ranges but is often $25 for the first pet and $10 for each additional pet. Service or companion animals that assist tenants with special needs will always be accepted, provided documentation is submitted. A pet fee will not be charged for a service or companion animal. Baby-sitting or care taking of any other person(s) animals or pets is prohibited.

Q: I want to get a pet. What do I do?

A: The first step, prior to getting a pet, is to reach out to us. Per the lease, it is a violation to bring in a pet, even temporarily without first informing us. After you inform us, we will discuss your request to get a pet with the owner. If the owner approves, we will have you fill out a pet agreement, signed by all parties. There is a monthly fee to have a pet.

Q: Are there any breed restrictions for dogs?

A: Yes. Unfortunately, because insurance companies have bred restrictions our owners have to as well or risk having their policy cancelled or claim rejected. The following breeds are not allowed: Pit Bull Terriers, Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chows Chows, Doberman Pinschers, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, Siberian Huskies, and any mixed breed with any of the listed breeds in their lineage.
