How does the instant pre-qualification work?

What does DSCR stand for?

Debt Service Coverage Ratio. It's calculated by dividing the property's monthly rental income by the monthly mortgage payment (PITI). A DSCR of 1.0 means the rent exactly covers the payment. Above 1.0 means positive cash flow.

Do I really not need to provide tax returns?

Correct. DSCR loans qualify based on the property's income potential, not your personal income. We'll need proof of rent (lease agreement or market rent analysis), but no tax returns or W-2s.

What happens after I get pre-qualified?
