Application Process

APPLICATION FEE

Application fee of $49 required for all applicants over 18 years of age. NON REFUNDABLE

CREDIT SCORE

Minimum credit score of 600. Monthly risk mitigation fee will be charged if credit score is under 700.

INCOME

Household gross monthly income should be at least 3x the rental rate

EMPLOYMENT REQUIREMENTS

Applicants need two weeks of paystubs .self-employed applicants need a CPA statement, bank statements, and the latest tax return.

RENTAL HISTORY

Applicants must provide two years of landlord info Applications will be denied for evictions, lease defaults, late payments, or outstanding landlord balances.

CRIMINAL HISTORY

Applicants must disclose any arrests, convictions, or pending criminal cases. A background check is required, and failure to disclose will result in denial. Serious criminal convictions may lead to rejection. Sex offenders are not eligible.

MAXIMUM OCCUPANCY

2 persons/1 bedroom (+ 1 when an occupant is under 18). Please be aware that we abide by all county and city occupancy standards so please check with your local municipality before applying.

TIMING

An application takes approximately 2-3 days to process. First month rent and one month security deposit required to move-in.
