Preparing To Sell

So you’re thinking of selling your home?


What to do what to do?


If you have gone through the steps and have come to the conclusion that selling is the best thing for you.


Then the next thing to figure out is what will you do next?


Will you be buying something else?


Will you be renting for a bit?


Regardless what your next move is having a plan makes everything move smoother.


Once you have your plan then you can focus on getting your home ready.


What does this entail? It depends on your plans and purposes for selling. Lets say you are selling

the home you live in and are going to buy something different.


Well the first thing to do is go through the home and find out anything that needs fixing. All those

some day projects that you haven’t had a chance to get to. Well now is the time to decide do it or not.

How do you make this decision?




Well, will it add value to everyone who sees the finished project or just to you personally? Sometimes

we do things to our homes that are amazing to us but not really a want for someone else. If it is something

like that then I would say don’t worry about it. No need to finish that project. If it is a health and safety issue,

always fix it. Again, like with everything else there is an exception. If you don’t have the money, if you don’t

have the time, or if you don’t think that the issue is serious enough to hurt the value of your home.




Remember, if the person you are selling to uses a bank to get a mortgage when it comes to health and safety

there will be some things that are required to be fixed. At that point it’s all about negotiations, do you fix it or

does the potential buyer fix it? Just remember, for everything you don’t fix or do, a potential buyer will use it as

a point of negotiations. They will ask for a discount or credit and it is up to you to decide which you want to give

if anything at all. That’s why it is better to know up front what could be a potential sticking point before it becomes one.




So you’ve gone through your home, you are aware of all condition issues now it’s time to price it to sell.

Remember, the market value of your home is what someone is willing to pay for it. What someone is willing

to pay for it is usually based off of what others have paid for a similar home. So do your homework and price

accordingly. Make sure that if you need to find somewhere to move before you can close the sale that you start

looking even before you get an offer. Your best case is to know where you’re going to go before you have to go.

Then you want to make sure that everything is coordinated so that you can go from one home to the next. If

this isn’t possible, then make sure you have a temporary living situation figured out.




There are lots of moving pieces to a real estate transaction and making sure they all play nice together

can be enough to drive you a little batty. Don’t worry though, that’s why my team and I are here. Always
