1) Who we are & what we do
We are a team of investors who evaluate and purchase mobile home parks and help owners fill vacant lots. We are not your attorney, accountant, or financial advisor, and unless we explicitly state otherwise in a separate written agreement, we are not acting as a real estate broker or agent and do not represent you or any buyer/seller as a fiduciary.

2) Eligibility & use of the Site
You must be at least 18 years old (or the age of majority where you live) and able to enter a binding contract. You may use the Site only for lawful purposes and in accordance with these Terms.
You are responsible for:

Complying with all applicable laws and regulations.
3) Non-binding communications & offers
Any information on the Site—including valuations, examples, timelines, or potential terms—is informational only and not a binding commitment to purchase or lease. All offers are subject to due diligence, title review, partner approvals, and execution of final written agreements. We may decline to proceed for any reason.
4) User submissions & license
If you provide information, documents, photos, or other materials (“User Content”), you:
Represent you have the right to share them,
Grant us a non-exclusive, worldwide, royalty-free license to use, reproduce, modify, and share the User Content as reasonably necessary to evaluate opportunities, communicate with you, and operate our business, subject to our Privacy Policy.
Do not submit content that is illegal, infringing, confidential to third parties without permission, or harmful (malware, spam, obscene, harassing, etc.).
5) Consent to contact (calls, SMS/MMS, email)
By providing your contact information, you agree we and our service providers (e.g., LeadConnector/GoHighLevel) may contact you at the number(s) and email(s) you provide about your inquiry and related services. Text frequency varies. Reply STOP to any text to opt out; HELP for help.

6) Privacy

The Site may include links or embedded tools from third parties (e.g., LeadConnector/GoHighLevel forms, analytics, maps). We do not control and are not responsible for third-party sites or services. Their terms and privacy policies apply to your use of their tools.
8) Intellectual property
The Site, its content, design, logos, graphics, text, and code are owned by us or our licensors and are protected by law. Except as expressly allowed by these Terms or applicable law, you may not copy, distribute, modify, create derivative works, publicly display, or exploit any part of the Site without our prior written consent.
You may view the Site and print/download reasonable materials for your personal, non-commercial use related to evaluating a potential transaction with us.
9) Prohibited activities
You agree not to:
Use the Site for unlawful, misleading, or fraudulent purposes,
Attempt to gain unauthorized access or interfere with Site operation, Scrape, spider, or harvest data except via public interfaces in accordance with robots.txt, Post or transmit malware, harmful code, or spam, Infringe others’ rights (privacy, IP, publicity). We may suspend or terminate access for violations.
10) Disclaimers
THE SITE AND ALL CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. We do not guarantee the Site will be uninterrupted, secure, or error-free, or that any result (e.g., sale, lease-up, valuation) will occur within a particular time frame. Nothing on the Site is legal, tax, investment, or financial advice. Consult your own advisors.
11) Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, IN NO EVENT WILL WE OR OUR OWNERS, OFFICERS, EMPLOYEES, AGENTS, OR AFFILIATES BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES; OR FOR ANY LOSS OF PROFITS, REVENUE, DATA, GOODWILL, OR BUSINESS INTERRUPTION, ARISING OUT OF OR RELATED TO YOUR USE OF (OR INABILITY TO USE) THE SITE, EVEN IF ADVISED OF THE POSSIBILITY. OUR TOTAL LIABILITY FOR ANY CLAIMS RELATED TO THE SITE SHALL NOT EXCEED $100 OR THE AMOUNT YOU PAID US (IF ANY) FOR THE SPECIFIC SERVICE AT ISSUE, WHICHEVER IS GREATER. Some jurisdictions do not allow limitations on implied warranties or incidental/consequential damages; these limits apply to the fullest extent permitted.
12) Indemnification
You agree to defend, indemnify, and hold harmless the Company and its owners, officers, employees, agents, and affiliates from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys’ fees) arising from your use of the Site, your User Content, or your violation of these Terms or applicable law.
13) Electronic communications & signatures
You agree to receive communications electronically and that electronic records and signatures associated with your interactions with us satisfy any legal requirements for writings or signatures.
14) Changes to the Site or Terms
We may update the Site and these Terms from time to time. The “Effective Date” above indicates the latest revision. Continued use after changes means you accept the updated Terms.
15) Termination
We may suspend or terminate your access to the Site at any time, with or without notice, for any reason. Sections that by their nature should survive (e.g., IP ownership, disclaimers, limitations of liability, indemnity, governing law) will survive termination.
16) Governing law; disputes
These Terms are governed by the laws of the state of Mississippi, without regard to conflicts of law principles.
Option A — Court venue (simple):
You agree to the exclusive jurisdiction and venue of the state and federal courts located in Madison County, MS for any disputes arising out of or relating to these Terms or the Site.
Option B — Arbitration (alternative):
Any dispute shall be resolved by binding arbitration administered by an arbitration administrator in Madison County, MS selected by BuyMyTrailerParkASAP.com under its rules. YOU WAIVE THE RIGHT TO A JURY TRIAL AND TO PARTICIPATE IN A CLASS ACTION. Individual relief only. (If you prefer arbitration, replace Option A with a compliant clause for your state.)
17) Severability; waiver; entire agreement
If any provision is unenforceable, the remainder remains in effect. Our failure to enforce a provision is not a waiver. These Terms, together with the Privacy Policy, are the entire agreement regarding your use of the Site and supersede all prior understandings.

Yes. We buy mobile home parks in any condition—vacant pads, POHs, aging infrastructure, city or well/septic, even code or clean-up needs. No repairs or clean-outs required; we price transparently for the current condition.
Property address, # of lots, occupancy %, utilities (city vs. well/septic; master- or sub-metered), average lot/home rents, and any park-owned homes. Helpful but not required: rent roll, last 12 months’ P&L, utility bills, and any recent improvements. If you don’t have everything, send what you do and we’ll take it from there.
No broker commissions from us and no obligation to accept our offer. We typically cover standard closing costs. Existing taxes, liens, or mortgages are paid off through the closing statement so you get a clean, net number.
Absolutely. Our Lot-Fill Program helps place qualified residents and code-built small homes to increase NOI. For land with power/water/sewer, we can structure land-lease or revenue-share options and help navigate local compliance to create cashflow without you managing the heavy lift.
