How Commercial Bridge Loans Work

Bridge loans are typically secured by the property being purchased or renovated. Loan amounts are primarily based on:

  • Loan-to-Value (LTV): Loan amount ÷ property value

  • Loan-to-Cost (LTC): Loan amount ÷ total project/renovation cost

Most commercial bridge lenders fund 65%–80% LTV/LTC, with the remaining amount covered by the borrower.

Because these loans are tied directly to collateral value, approval is often less restrictive—though interest rates and fees are generally higher than long-term financing.
