Source of data is Stellar MLS for the property types Condominiums and Townhouses in ZIP 34236 over the past 6 weeks ended 12-13-2025 and the same comparable period in 2024 and 2023. Pendings are homes listed for sale that have been placed under contract. The current number of new pendings is one of the best measures of current market activity. The data excludes new construction.

The graphs show that activity for each of the past 6 weeks vs comparable weeks in the prior 2 years. This time of year, sales are historically slow and will get slower until the holidays pass. The unit differences each week are somewhat meaningless given the low volume. There is nothing here that indicates an immediate rebound, however. For reference, there are 342 condos on the market in ZIP 34236 at the end of November vs 224 last year or a 52% increase while sales have decreased 23% during the same time period.
