Getting started is simple. First, join our investor community by filling out the intake form on our website. You'll then be added to our deal list and receive information on upcoming syndication opportunities. When a deal matches your goals, you'll review the offering documents, sign electronically, and wire your investment. From there, you sit back and receive passive income distributions.
Most of our syndication deals require a minimum investment of $50,000–$100,000 (varies per deal). Many offerings are open to accredited investors only — meaning individuals with a net worth over $1 million (excluding primary residence) or annual income exceeding $200,000. We'll clearly outline the requirements for each opportunity before you commit.
As a Limited Partner, you earn passive income through two streams: (1) regular distributions — typically paid monthly or quarterly from rental income — and (2) equity returns at the time of property sale or refinance. Target return timelines vary by deal but typically span 3–7 years. All projections are shared in the investment summary before you invest.
This is one of the biggest benefits. Through depreciation (including bonus depreciation), investors often receive K-1 tax forms showing paper losses that offset passive income — meaning you can earn returns while reducing your taxable income. Many of our investors pay little to no tax on their distributions. We recommend working with a CPA familiar with real estate to fully optimize these benefits.
Multifamily real estate is historically one of the most resilient asset classes — people always need housing. That said, all investments carry risk. We mitigate this through conservative underwriting, strong local market selection, reserve funds built into every deal, and experienced property management. As a Limited Partner, your liability is capped at your invested capital — you are never personally responsible for the property's debt or obligations.
