Brian Sutton

CEO, Founder

The dynamic force behind Two Waters Capital Management is Founder & CEO, Brian Sutton. With an impressive 25-year track record in commercial, multifamily, and single-family real estate, Brian leads our efforts in deal scouting and asset acquisition strategies.

Since launching Two Waters in 2016, Brian has successfully raised capital and acquired assets that reflect our firm's strategic vision. A proud graduate of Indiana University Kelley School of Business with a BA in Marketing, Brian also holds the IROP (Independent Real Estate Owner) designation, underscoring his dedication to the field.

Sam's investment journey began in 2004 as a real estate agent in Honolulu. Since then Sam has managed his own investments and worked in real estate title insurance for Fortune 500 powerhouse, Fidelity National Financial. He's passionate about people and honed his skills in leadership, building successful teams and implementing organizational change.

Joe Beasley

Joe has decades of experience in the real estate industry, dating back to 1971 when he managed a small apartment complex while in college. His primary role in the industry has been management, and he has successfully managed over 45,000 units in his career. His largest load was managing over 5,000 units across four states.  Joe has a BBA in Finance and Real Estate from Georgia State and is a Certified Property Manager.

In 2016, he was one of the founding partners of REMG Corp. the sister company to Two Waters Capital.  REMG conducts the property management for all assets acquired by TWC.

Brian Kerr

Brian leads the renovation and construction at REMG Corp. He has 25 + years of commercial and residential real estate experience. His career began in asset management for Hateld Phillips. From there he worked in the commercial mortgage industry as a loan underwriter and originator for GMAC, Mortgage Ramp, and CWCapital. 

After this Brian moved into multifamily development as a development manager with Lane Co. where he oversaw the development of 2,100 units. In 2016 he was also one of the founding partners of REMG Corp. Brian has a BBA in Finance and a Minor in Real Estate from the University of Georgia.
