A speculative frenzy pushed GTA values to historic highs. The Ontario Foreign Buyer Tax (2017) and federal mortgage stress tests (2018) followed. The market corrected sharply. Overleveraged buyers suffered. Conservative, income-focused investors survived — and bought during the dip.
Real estate markets froze in March 2020 — then exploded. Emergency rate cuts and pandemic-driven demand pushed prices to all-time highs across Southern Ontario. The team navigated both the freeze and the frenzy, protecting clients on both sides.
The Bank of Canada raised rates from 0.25% to 5% in 18 months — the fastest hiking cycle in Canadian history. Markets corrected. Over-leveraged buyers were squeezed. Sellers who didn't prepare lost tens of thousands. Prepared buyers found real opportunity.
