Consultation
One of our trained stagers will go through the home room by room with the homeowner (agents are welcome to join). This takes about 1-2 hours and creates a custom plan for preparing your home to get top dollar. Homeowners will be left with a detailed report, check list and recommendations on anything from pillows to light fixtures.
Consultations start at just $250 and can be booked directly on our calendar or by contacting us to schedule.
Occupied Stage
Most homeowners live in their homes with their own furniture during the showing process. Our stagers works with homeowners and realtors to create a showstopping photo-ready home with your existing items. Our expert designers know what changes will make the biggest impact on potential buyers and on your ROI.
Occupied Stage Process
Step 1: Schedule a Consultation
Give us a call or book a consultation appointment online. You will answer questions from the Information Request Form and let us know a little about your property.
Step 2: Pre-Listing Appointment
During the consultation we will complete a full walkthrough where we address what items need to be removed, replaced, or added for maximum ROI. You will be given a Staging Walkthrough Report with images, guidelines, and checklists to strategize the most effective plan for your property.
Step 3: Preparation
The homeowner will complete the action items outlined during the walkthrough and let us take care of the rest!
Step 4: Stage Day
Rather than implementing the strategy from the consultation alone, our stagers will show up to edit, enhance, and restyle using your existing furniture and accessories to showcase your property. If items need to be added, many homeowners find that it is more time and cost effective to rent our decor items that we hand select and set up for you such as art, tabletop decor, lamps, small furniture pieces, etc. rather than purchasing new items and executing the design themselves.
Vacant Stage
An empty room is the least likely to stop the scroll and attract potential buyers. Over 95% of home buyers are online searching for homes BEFORE they visit, so we want to help you make an excellent first impression and stop the scroll.
We offer full-service vacant staging to fit every style and price point. That is why we offer staging packages at every price point so that your home’s needs can fit your budget.
Vacant Stage Process
Step 1: Request a Quote
Fill out an information request form or give us a call at (512) 843-2270 and we will get you a free quote.
Step 2: Preview
After accepting the quote we will schedule your stage date and one of our experts will preview your property to create the cohesive design plan. There is no additional cost for this visit.
Step 3: Install
The staging installation day begins with loading the strategically selected items at our storage facility and bringing them to your property to place. We need a lockbox code and about 4 hours once we arrive and then your house will be showcase ready!
Step 4: Move Out
We recommend keeping your property staged through contingencies. Once you are ready for move-out day call or text us to schedule pick up. There is no additional cost for move-out.
Contract Length and Renewals:
We have both 30-day and 60-day contract with 30-day renewals.
