Who is Sophia Filfil?

Sophia Filfil is a Texas-based land developer with over 12 years of development experience and 25 years in real estate asset management. She has built a reputation for executing large-scale residential and mixed-use projects, securing investors, navigating complex entitlements, and coordinating with engineers, builders, counties, and municipal districts across the state.


Sophia currently leads development for Sofi Lakes, a 622-acre master-planned community in Waller County, where she guided MUD formation, drainage approvals, county agreements, bond underwriting, builder onboarding, utility coordination, and full entitlement execution. She has worked with agencies including the Brookshire-Katy Drainage District, Waller County, district attorneys, engineers, and financial advisors to push the project through every major milestone.

As the founder of GardenBure Development (2019–present), Sophia has overseen multiple Texas communities including Yara Lakes (205 lots), Acorn Ranch (187 lots), and Ahzul Homes in Hitchcock. Her expertise spans builder relations, seller-financing negotiations, legal coordination, infrastructure planning, and large-scale project management.

Earlier in her career, Sophia helped manage and entitle over 3,000 acres of land across the East Lake Houston region and District 17, working with top consultants, engineers, and counties on district creation, PID formation, water and wastewater planning, bond counsel coordination, and builder management.

Beyond development, she has overseen 10,000+ acres of real estate holdings for Malladi Family Land Holdings and has owned and operated hotels, storage facilities, RV parks, and rental properties since 2000.

Sophia holds an MBA from Wollongong University and is a licensed real estate broker. Her hands-on approach, deep builder relationships, and ability to drive complex projects from raw land to approvals make her a respected leader in Texas land development.

What I Do

Land Entitlements & Approvals

I lead all entitlement work, including zoning, MUD creation, drainage approvals, county agreements, and utility coordination—ensuring every project moves smoothly from raw land to approved plans.

Builder & Engineering Coordination

I work directly with builders, engineers, attorneys, and district consultants to align timelines, secure agreements, and keep development phases progressing efficiently and on schedule.

Property Management

From roadway design to water, wastewater, and drainage systems, I oversee full-site infrastructure planning and execution while managing stakeholders, financing, and district reporting.
