WHAT HAPPENS AFTER SIGNING THE P&S AGREEMENT?
Once the Purchase & Sale Agreement is signed, we get to work. We'll begin our due diligence process, coordinate with our team and title company, and move toward closing as efficiently as possible. You'll have a clear timeline and a point of contact throughout the entire process.
WILL I SEE MY PROPERTY OR DEAL LISTED ON THE MLS?
It depends on the deal. We're professional investors, not agents — so listing on the MLS is never our first move. However, if your property is better suited for a novation strategy or would benefit from being listed on market to maximize value, that is absolutely an option we explore. Either way, we will always be fully transparent with you before taking any action, so you're never left in the dark on how we're moving forward with your deal.
HOW DO YOU DETERMINE THE PRICE TO OFFER ON MY HOUSE?
We look at several factors including the current condition of the property, recent comparable sales in the area, the cost of any repairs or updates needed, and current market conditions. Our goal is always to make a fair offer that works for both sides — we're not here to lowball, we're here to create a win-win.
HOW DO YOU DETERMINE THE PRICE TO OFFER ON MY LAND?
Land is valued differently than houses. We look at factors like location, lot size, zoning, access, utilities, and what comparable parcels are selling for in the area. Every piece of land is unique, so we take the time to do our homework before putting a number together.
