Is this going to be a confusing process?

At First Coast Mortgage, we are committed to making the process simple. You are the hero of your story. We are here to guide you home. We keep the stress down by explaining your options before you begin your search for the perfect home. The path to home ownership does not need to be confusing and our job is to make sure you spend more time packing and less time worrying.

Do I have to sign the original disclosures and what happens if the sales price changes or I decide to put more/less money down?

The motto is "Know Before You Owe". All lenders are required by law to disclose certain information in a timely manner. Your signature simply indicates that you have acknowledged receipt of this information and does not obligate you in any way. You can still make changes to your loan program after receiving these initial disclosures.

How do I get my monies to the closing attorney?

Once you have received the closing disclosure 3 business days before closing which has the final amount you need to send to closing, you can reach out directly to the closing attorney. They will send you their wire instructions in a secure format so you can transfer your funds for closing, PLEASE do not take these wire instructions from anyone other than the closing attorney’s office.

What is the Loan Estimate?

The Loan Estimate (LE) replaces the Good Faith Estimate (GFE) and the initial Truth-In-Lending document (TIL). The LE provides borrowers with the details on loan terms and estimates of loan and closing costs and prepaid taxes/insurance. This will make it easy to understand all the costs involved. The Loan Estimate will be provided to all borrowers within 3 business days, after they have submitted their loan applications.

When do we lock in the interest rate?
