What are the five most important rooms to focus on when buying or renovating luxury

houses today?


So which rooms are they?

1) The Meditation Room

The Wall St. Journal Mansion column has long noted that ‘spiritual spaces’ have been

trending in importance and appeal. You don’t have to be religious or be good at taking

quite time out just to relax to benefit from a ‘meditation room’. This is the space

designated for destressing, and getting in the zone. For some that is meditation to prepare

for a big meeting, for others, it is simply about living in the moment and quality of life, and

for others still, it is about a room that helps optimize their performance or the

headquarters from which they’ll envision their next great real estate design project. It may

be a Moroccan inspired den, Zen garden, or church chapel. Or it could be a dedicated

massage room, fully equipped professional home gym featuring ceiling mounted boxing

bags, machines, or a basketball court. Just don’t neglect in creating one of these special

spaces.

2) Entrances


‘Curb appeal’ is so 2008. You’ve either already got this down, or you live in a prestigious

condominium building. However, the entrance is the key to a successful first impression.

What emotions will your formal entrance create when guests walk through the doors?


Will they cringe? Or will they be wowed by the experience?


When you are dealing with real estate at the top of the market, that first step over the

threshold can make the difference of millions of dollars to the offer and sales price. A

magnificent staircase is proven solution. Others have installed monumental, one of a kind

works of art, multistory chandeliers, and have even decorated the walls with fine

collectible automobiles.

3) The Kitchen

Online real estate giant Trulia names the kitchen and master bathroom as the two

most important rooms in a house. Surveys show kitchens continue to make or break the

love affair potential home buyers have with a home. The Playboy Mansion which was

recently listed by Hugh Hefner’s for $200M offers a literal restaurant style chef’s kitchen,

though photos suggest it may be quite dated. Fortunately, the majority of homeowners

aren’t entertaining 10,000 guests every year like the Playboy magazine mogul. But that is

no excuse to skimp on kitchen design and appliances.


Do think about how much you’ll actually use the kitchen. Design with your own usability in

mind. Opt for appliances that will make great marketing features, and go all out with the

kitchen island. Multiple islands were the trend of 2015. Now it is about creating a vast

island which is the centerpiece of the open-plan entertainment and family gathering area.

Industry experts are suggesting that granite may finally have had its day. After all; even the

most modest affordable apartments often boast granite countertops today. Luxury

homeowners are turning to stronger and more expensive quartz and marble. Be sure to

budget at least $8,000 to $40,000 for a respectable size and brand name refrigerator.

4) Master Bathrooms

The most fashionable master bathrooms of 2016 evoke the feel and visual aesthetics of the

most expensive luxury resort spas. For inspiration check out the winners of the

2015 World Luxury Spa Awards. These masterpieces deliver images of tranquil spaces

bathed in natural light, wooden beamed ceilings, unique sinks, and often even boast

hypnotic water views. Meanwhile the adventurous are pioneering creative grotto showers

for their second homes and private island escapes. These blend the natural surroundings

with roomy cave-like shower spaces which are larger than most people’s living rooms.

Don’t forget to include heated flooring and towel warmers.

5) Outdoors

For luxury home buyers, it is all about the views. Views are the reason that indoor-outdoor

spaces have climbed to being one of the most popular redesign trends. For a home that is

really worth showing off go for flexible and transitional indoor-outdoor features.

Technology driven smart homes allow for reconfiguring spaces on-demand, and with a tap

of the finger on a smartphone or home automation panel.


It has become almost commonplace for high-end buyers to combine multiple

condominium units or rowhomes, and reconfigure them to ensure every room offers a view.

Even if a project like this isn’t in your budget, keep in mind that this may be what the next

buyer is going to do.
