VA Loans – Built to Serve Those Who’ve Served

At Carrollton Mortgage, we know the journey to homeownership is especially meaningful for veterans, active-duty service members, and their families. That’s why we’re proud to offer VA loans—flexible, affordable home financing designed to honor your service and help you build the stable future you deserve.

Why Choose a VA Loan?

✔ 0% Down Payment Options

VA loans often don’t require a down payment, which means you can buy a home without saving for years. That makes your path to homeownership faster and more accessible.

✔ Lower Interest Rates

VA loans typically come with lower interest rates than conventional loans. We’ll work to get you the lowest rate available so you can save more every month—and over the life of your loan.

✔ No PMI (Private Mortgage Insurance)

Most loans require PMI if you put down less than 20%, but not VA loans. That means lower monthly payments—and more money in your pocket.

Explore Your VA Loan Options

Fixed-Rate VA Loans

Choose a stable monthly payment with a 15, 20, 25, or 30-year term that fits your life today and your plans for the future.

VA Jumbo Loans

Need a larger loan? VA jumbo loans make higher-priced homes more accessible—without the tough qualifications that usually come with jumbo lending.

VA Adjustable-Rate Mortgages (ARMs)

Start with a lower rate. Our VA ARM offers a competitive fixed rate for the first 5 years, then adjusts annually.

What You’ll Need to Qualify

Even if you're not sure you meet every guideline, talk to us—we’ll look for every possible way to help you qualify.

Service Requirements

You may qualify if you’ve served at least 90 continuous days on active duty. Spouses of deceased service members may also be eligible.

Credit Score

You can qualify with a credit score as low as 580. And if you’re not quite there, we can explore solutions to help.

Debt & Income

Typically, less than half your monthly income should go toward debt. What’s left over matters too—we help you understand your full picture.

Closing Costs

While no down payment is required, plan for 3–6% of the loan amount in closing costs. We’ll guide you through what to expect and how to prepare.

How VA Loans Work

A VA loan is backed by the U.S. Department of Veterans Affairs, but provided through private lenders like us. The VA guarantees part of the loan, which allows us to offer better terms—like no down payment or PMI—and more flexibility.

You’ll need a Certificate of Eligibility (COE) to apply, and we can help you request it if you haven’t already.
